1. B) $8,550
$285,000 × 6% = $17,100 total commission. Split equally: $17,100 ÷ 2 = $8,550 each. Commission math is one of the most tested topics — you’ll see 3–5 questions like this.

2. B) Marital status
The seven federal protected classes are: race, color, religion, national origin, sex, familial status, and disability. Marital status is NOT one of them (though some states add it). This is a classic trick question.

3. B) A deposit showing good faith
Earnest money is not the down payment and not the commission. It’s a deposit that shows the buyer is serious. It typically goes into escrow and is applied to the purchase price at closing.

4. C) The listing agent
The listing agent represents the seller. The buyer’s agent represents the buyer. A dual agent represents both (which requires disclosure and consent).

5. B) A cracked foundation
Material defects are issues that affect the property’s value, safety, or structural integrity. Loud neighbors, previous owners’ personal lives, and paint colors are not material defects.

6. A) $1,083.33
Annual interest: $200,000 × 6.5% = $13,000. Monthly interest: $13,000 ÷ 12 = $1,083.33. This is ONLY the interest portion of the first payment.

Fiduciary duties include: Obedience, Loyalty, Disclosure, Confidentiality, Accounting, and Reasonable Care (remember: OLD CAR).

25 mills = $25 per $1,000 of assessed value. $180,000 ÷ $1,000 = 180 units. 180 × $25 = $4,500. Mills questions appear on almost every exam.

10. C) General warranty deed
The general warranty deed provides the most protection because the grantor guarantees the title against ALL defects, even those from before they owned it.
